Single-Home Family Inspection

Breakwater Single-Family Home Inspections.jpg

An inspection for a single-family home is the most common type of home inspection. These inspections can be done in the context of preparing for a sale (Seller's Inspection), preparing for a purchase (Buyer's Inspection), or just as a homeowner who wants to know what's going on with their house that they might not see (Owner's Inspection).

A home inspection is a small investment that can pay huge dividends.

Whether the inspection is a Buyer's Inspection, a Seller's Inspection, or an Owner's inspection, the Single Family Home Inspection will cover essentially the same process. Inspections are performed according to the American Society of Home Inspectors (ASHI) Standards of Practice. During a typical home inspection the following components and systems will be inspected and assessed. These include and may not be limited to:

• Roofing and Attics
• Exteriors
• Structure and foundation
• Basements and crawl spaces
• Electrical systems
• Plumbing systems and fixtures

• Heating and Cooling Systems
• Interior rooms and spaces
• Insulation and ventilation
• Fireplaces
• Decks and porches
• Garages

The inspection report will tell you what needs to be replaced or repaired, what safety concerns exist, and what routine ongoing maintenance tasks you should plan to perform—whether you're interested in buying, preparing  to sell, or plan on keeping your house for years to come.

A home inspection by Breakwater Inspections will reduce the risk of costly surprises with what is likely to be one of the most significant decisions you will ever make. Our goal is to help you feel secure and confident about your decision.
